Selling a home used to be all about "curb appeal," or the first impression a property conveys to potential buyers as they pull up in front.  A house that looks unattractive from the street won't sell, the mantra goes.  

 These days, a property's "pix appeal," or attractiveness in photos posted in online listings, is equally as important.  Eighty percent of home buyers used the Internet last year to search for a home, and nearly 25% reported that they first found the property they purchased on the Internet, according to a National Association of Realtors survey. 

Without pictures buyers are much less likely to go see a house.  In most cases -- 85% of the time -- online photos are a buyers first view of a home, poor pictures tend to turn buyers away.

Each and every photo is digitally processed to enhance its appeal. 
HDR (High Dynamic Range) techniques may be used as well as other professional editing techniques to correct color, tone and add sharpening. 

Post-Processing is a very important process in my photography and I think my results show!

  •  All photos are emailed via YouSendIt for fast return and easy download and include:

     *
    A set of high resolution (300 dpi) images for quality printing
     * A set of images optimized for the web/MLS

    Scheduling:  Please contact me via telephone () or the contact me page no less than 24 hours before your preferred shoot time. The shoot will take between 1 and 2 hours.  Most homes can be shot in 1.5 hours, although some shoots may take longer.

    The Shoot:  The homeowner or someone authorized by the homeowner (the agent) should be present at the shoot to give access to the home and to discuss any special considerations such as what should be included or excluded in shots.  My goal at the shoot is to provide 15 quality photos that include a front exterior, back exterior and all the major rooms such as living room, dining room, family room, kitchen, master bedroom, master bath and bedrooms.  Powder rooms, small bathrooms, utility rooms or garages are not a shooting priority unless you give me direction otherwise.
     

    Photo Rights and Usage: All photos are licensed to the agent for all marketing associated with the current sale of the property for its duration in accordance with the MLS rules.  Please note that the photos will be copyrighted by Kim Perina and license granted only to the agent and NOT to any third party.  Any usage of the photos by a third party, including but not limited to subsequent agents, architects, builders, stagers, designers, sellers or buyers is prohibited unless approved in writing by Kim Perina.
